Facts about House Prices

1. UK house prices have risen by an average of 8% a year since 1973.

2. If you had invested £10,000 in a house in 1974, it would be worth £163,000 now - more in London.

3. Prices tumbled after the credit crunch, when people couldn't get mortgages. According to Nationwide Building Society, prices fell by 19% from peak to trough (Q1 2009); but they have recovered by 8.5% since then.

4. Experts predicted that 2010 would be a bad year for house prices; but they were proved wrong.

5. Now the market seems to be 'bumping along the bottom'. This makes it the perfect time to buy. According to the Housing Affordability Index published by Lombard Street Research in January 2011, house prices are at their 'most undervalued since the mid-1990s'.

6. The real problem at the moment is not affordability but the shortage of credit.
